Handyman in Lewisville, from Old Town to Castle Hills

Lewisville is a renters' city: more than half of occupied homes are rented. So alongside the usual owner's list, a handyman here gets turnover work between tenants (patches, touch-up paint, blinds, the cabinet door hanging by one hinge) and we take both. What's Lewisville's housing like?
Newer than it looks from I-35E. The median home was built in 1997, and the 1990s and 1980s account for more houses than any other decades.
Do sheds and patio covers need a permit in Lewisville?
A shed over 120 square feet does. How much you can build depends on the lot: up to 7,500 square feet, one building of 250 square feet at most; up to 18,000, two buildings totaling 500; bigger lots, two totaling 800. Sheds sit 5 feet from the side and rear lines and 5 feet from the house, and never taller than the house.
Patio covers and arbors need a permit at any size, and the city won't let one be anchored to brick or siding veneer.
Old Town, Castle Hills and the lake
In Old Town, exterior work that needs a building permit also needs a Letter of Design Approval from the Old Town Design Review Committee, so a patio cover or a big shed there has two sign-offs. Fences are exempt from that step.
Castle Hills joined the city in November 2021, bringing about 18,000 residents, and its residential association still enforces its own design standards. The city's permit form there asks you to confirm you've dealt with the association first.
Along Lewisville Lake, land at or below the 537-foot contour carries a Corps of Engineers flowage easement: no habitable structure and no fill. A shed or gazebo belongs uphill of that line. Across the lake and down the freeway, we also work in Carrollton, Argyle, Frisco and Plano.

Approval has to come before the work starts, and finished projects don't qualify, so apply first and book second.
