What's Plano's housing like?
Mostly 1975 to 2000: the city went from under 18,000 people in 1970 to nearly 129,000 twenty years later. Willow Bend's first custom brick houses went up in the early 1980s on big lots. Around downtown, Haggard Park has homes from as early as the 1890s, several moved there in the 1980s. Legacy West, opened in 2017 beside the corporate campuses, added more than 1,300 apartments and condos.
Shed and patio cover rules in Plano
A detached shed, gazebo or freestanding patio cover up to 120 square feet needs no permit; above that it does. Even the small ones sit 3 feet off the side and rear lines, and 10 feet from the house if they're enclosed on three sides or more. Inside a required yard they top out at 10 feet tall, and within 10 feet of the lot line they need a 6-foot solid fence screening them.
An attached patio cover counts as an addition to the house, and Plano won't let one be anchored to brick or siding veneer. Everything, house included, counts toward lot coverage: 45 percent of the lot in most single-family districts.
Is there help paying for exterior work?
Plano's Great Update Rebate pays $5,000 back to owner-occupants who spend $20,000 or more improving a home that's at least 30 years old and appraised at or below $478,975, the 2026 cap. You need the city's notice to proceed before any work, deposit or material purchase, and the city says there are no exceptions. The 2026 money is spent, and the next round opens October 1, 2026.
